F E A T U R E D C O M M U N I T Y Green Valley Ranch and Green Valley Town Center, H e n d e r s o n, N e v a d aAmerican Nevada Corporation was formed to develop 8,400 acres on the outskirts of Las Vegas in Henderson, Nevada. The first homes were built in 1978 and the in next 15 years, over 34,000 people had made the move to a community that once promoted itself as “the country side of town.” David Jensen Associates, Inc. worked on four communities within the Green Valley Overall Master Planned Community including The Grand Legacy Golf Community, Pebble Creek, Pinehurst and Summit Point. Green Valley Ranch is the southern 1,310 acres of the property. The community comprises a mix of land uses with 775 acres of residential; 310 acres for retail, office, medical facilities, and a resort gaming hotel. More than 220 acres are in community amenities such as parks, schools, churches, recreation centers, open space areas, pedestrian and bike paths. David Jensen Associates, Inc. prepared the overall master plan, the parcel by parcel preliminary plats, participated in the zoning, and the preparation of the landscape architecture. The Town Center is the centerpiece for Green Valley, providing entertainment, recreation, and dining and shopping. David Jensen Associates, Inc. prepared and submitted the amendment to the Master Development Plan Overlay, prepared town center site plan, and assisted in the communication and zoning activities. Green Valley and Green Valley Ranch are the recipients of the Pacific Coast Builder’s Conference Award of Merit for Best Community/Town Plan, and the Southern Nevada Home Builder’s Association Best Planned Community Award. |
