The Vineyards H i l l s b o r o u g h    C o u n t y ,    F l o r i d a

The Vineyards, located in Hillsborough County, Florida, was recently awarded the Silver BALA Award for Outstanding Community Design. In receiving this award, David Jensen Associates' community master plan for The Vineyards was recognized as one of the top three master planned communities in the nation for 2001.

The Vineyards is a community which was designed to utilize compact lot sizes, while providing an environmentally sensitive place for residents to call home. In order to achieve this objective, designers set aside 38% of the total land area as open space. Furthermore, single family homes were clustered in higher-density pockets of development, with home fronts oriented towards conservation and wetland open space areas, in order to provide residents with a feeling of openness.
 
The result of the design team's innovative approach to The Vineyards' community design has been repeated national recognition. Most recently, The Vineyards was chosen as a 2002 Builder's Choice Grand Award-winner.
